Greetings! I hope this finds you healthy and well. I’m reaching out to let you know that I’m thinking of each of you. And while we are all in uncharted waters, I want you to know that I will continue to serve your real estate needs with the outstanding knowledge and resources that I have pooled together in nearly 20 years of serving residents in northern Colorado. Together, we can make the best of it. Events like this do two things: They call on our resolve to face the challenge, and they make us take stock of what’s important. Now is undoubtedly the time to focus on the home front and do what we can to take care of ourselves, our loved ones, and our communities.
Many of you have asked about what is happening now in the market and what affect we have seen on the front lines with regard to real estate. Overall due to the huge lack of inventory, properties that shine with the proper conditioning/and show ready feel, are continuing (even now) to move out of the market quickly. The 3 primary reasons: interest rates, overall lack of inventory, our seasonal market rolling into spring. Just within the last week in northern Colorado, from Berthoud to Fort Collins (also including Johnstown, Windsor and Loveland) 111 homes came on the market and 25 of them went under contract last week (a little less than a quarter of them) still good absorption, and this is in all price ranges for detached property. 32 attached properties came on in the same cities, again in all price ranges within the last week and 3 went under contract last week.
